John Di Flaviano is a former condo auditor and NOW Realtor who specializes in the sales of condominiums in Ontario Canada. As a condo specialist, I not only focus on Toronto condos but new condo developments in York Region, Vaughan, Barrie and North York. The keys to buying a condo could be transcribed in my 10 Step Condo Buying Plan. Of course, it is my client’s budget that will dictate whether they will be buying a new or a re-sale condo but budget will also play a role in the geographical location of a condo, amenities in a condo and age of a condo. As a former condo auditor, my extensive information of database will help my clients to pinpoint the condo that is right for them. Not all condos are created or managed equally but most importantly two condos may look exactly the same but that is the only thing that they will have in common. I help my clients steer clear from “buying a lemon” but I am obsessive about finding my clients “a good deal” and there are many factors involved in finding condos in this category. Most people would say to me that buying a condo based on a lower price point will guarantee that I found a condo which is a “good deal” but that could be so further from the truth. If someone does not know the issues, the future obligations, the financial snapshot of the condo than how can they know if buying that condo will translate into a “good deal”. Whether you are considering buying or renting a York Region Condo, North York Condo, Barrie Condo, Vaughan Condo or a Toronto Condo, the right advice is staring you in the face. My motto is, I would never suggest my clients buy a Condo unless it’s something that I believed in and would therefore buy myself.
