Let me introduce myself. I am John Di Flaviano (“diflav”), a former condominium auditor and NOW Realtor serving the GTA and surrounding areas.
My fortunate four year stint as a condo auditor has launched me into the most explosive growth niche of the real estate industry, being the condo market. There are two components that fuel this explosive growth: 1) Affordability and 2) Expensive Land Values and Air Rights.
You may ask yourself, John, how will your background help me in my journey of buying a condo? Well that’s a simple question for me to answer. Not only have I amassed a great wealth of knowledge during my auditor days but I have the strong industry relationships to increase my knowledge base and find out information quickly. My strong negotiating skills coupled with being aligned with three of the top condominium specialized lawyers translate to professionals looking after your best interests. The most important tip that I could share with anyone thinking of buying a pre-construction condominium is “you better know exactly what you are getting into by signing agreements and schedules which form part of the developer’s agreement documents.” By not understanding exactly what you are getting into simply translates into future obligations or costs that you are responsible for but didn’t expect or understand.
Remember, the days of buying a condo for $200,000 are over and coupled with the pressures that young people have nowadays in saving for a down payment for their first home/condo purchase, this should not translate into making any hasty and quick buying decisions.

Did you know that condo’s are not created equally nor are they managed equally. I’ll share with you an example. A developer builds on a plot of land different condos through Phases either with or without shared facilities and adjoining walkways. The two condos in the first two Phases may look exactly alike, but that is the only thing that they will ever have in common. What could these differences between the two condos be: Agreements, Stipulations that are part of agreements, Property Managers, Board of Directors, Lawyers, Maintenance Cost Contracts, Owners/Renters ratios. These are just a few factors to consider.
